BW Home Team’sTop 10 Homeselling Tips
Getting ready to put your home on the market? Follow these top 10 Home selling tips from BW Home Team to ensure you home SELLS!
  1. Always hire an excellent REALTOR®- Selling a home is possibly the biggest sales transaction of your life! You need a serious, full-time professional in your corner, working to get you the most money and best terms!
  2. Know your competition—Visit homes on the market with your agent that are competing with your home to see how they compare to yours in terms of price, condition, upgrades, yard, and size. Make your home BETTER both in condition and price!
  3. First impressions are everything—In order to sell your home, people must first be enticed to come inside. Many showings have been booked by agents only to have their buyers instruct them to drive on, not bothering to look inside, due to a poor first impression of the front exterior. Make sure your front door is freshly painted or stained, there is a new welcome mat for your buyers to wipe their feet on, fresh seasonal color should be featured in a nice pot somewhere close to the front door, door knob and fixtures should shine, and no cobwebs!!
  4. Take yourself out of the equation—at least when it comes to personal portraits! You want potential buyers to picture themselves and their families living in your home, not paying attention to all the fun, family memories you’ve created there. It is fine to leave a few personal portraits up, but take the majority down and get them packed away for your move.
  5. Freshen your home with paint—White walls are the wave of the past. Freshen your home up with neutral, earth tones to appeal to the masses. You’d be amazed at what a $20 gallon of paint and some elbow grease can do!
  6. Eyesores no more—Fix those faucet leaks, clean the filters, oil that squeaking door! Don’t give your buyers any excuses not to love your home.
  7. Make your bathrooms sparkle—This is the room to really get down and scrub. Make sure all fixtures gleam and that there is no mold or mildew to be found anywhere! Fresh towels and candles go a long way too.
  8. Put the heart back into the heart of the home—Everyone gravitates towards the kitchen, even if they don’t cook! It has become the hub of today’s home. Clean off the countertops, leaving only the most essential countertop appliances on display, and make sure they shine! Buyers will look inside your cabinets. Make sure they are de-cluttered and clean. Fresh linens are always nice. Hide the sponges and empty the trash!
  9. Plan their escape—Usually, besides the kitchen, the master bedroom is one of the most important rooms in the house! This is a NO CLUTTER zone while your house is on the market. If your bed pillows are not fluffy or you have only two, make sure to buy new pillows to give the bed, the focal point of any master bedroom, more “ahhhh factor”. Also, unless your bed frame was made to not require one, make sure there is a nice bed skirt to hide your dust bunnies. Set the mood with soft lighting.
  10. Be patient and flexible—Got a call from the showing service that someone wants to see your home in the next 15—30 minutes? GREAT! In most cases, these people drove past your house, called their agent, and are dying to get inside and possibly write a contract! Maybe they are here for a house hunting trip with limited time and their agent didn’t pull your house but it is on their MUST SEE list. Do whatever you can to make it easy on the buyer to purchase your home!
